Property Concierge · Buyers
Just bought a house in Puerto Rico from the States?
Before you call anyone, we go first. We walk the house with licensed people, tell you what it needs now and what can wait, and bring you the quotes. You decide from where you are.
Three steps, in order
You pick where to stop. Most new owners start with step 1 and come back for step 3.
Walkthrough with licensed trades + report
Plumber, electrician, roofer, mason, whatever the house calls for. You join by video if you want. You get a report with photos: what needs fixing now, what can wait 1 or 2 years, and what is fine.
- Meeting at the property$125
- Each written quote$100
- Compare up to three quotes$125
We coordinate the work
Access, follow-up, photos and video of every visit. You approve each step from there, and nobody gets the final payment until we check the work.
- Contractor progress check$125
- Finished-work check$150
- Active project oversight$595 a month
We care for it while you're away
Two visits a month with photos, a check after every storm, and we open the house before you land.
- Care plansfrom $149 a month
- One visit with a report$85
We are not contractors. We bring licensed and insured people, document what can be seen, and we do not certify the quality of their work: that is the job of the licensed professional. Third-party costs are billed at cost, with a receipt. Travel within our service area is included.
Your first 30 days after closing
The list we go through with every new owner. Do it yourself, or tell us which ones to take off your plate.
Paperwork
- CRIM (property tax): make sure the property is in your name and there is no old debt attached to it.
- Property Registry: ask your notary when the deed will be recorded and get a copy.
- Home insurance: get quotes before hurricane season starts on June 1.
Utilities
- LUMA (power) and AAA (water): move the accounts to your name or open new ones. Ask for a meter reading the day you get the keys.
- Internet: some neighborhoods have one provider. Check before you move in.
- Mail: USPS works like it does stateside. Put your name on the mailbox.
The house
- Change the locks and leave a copy of the key with someone you trust on the island.
- Roof: check the seal and the drains before the first heavy rain.
- Cistern and water heater: clean and test them. Many houses sit unused for months.
- Termites and humidity: an inspection now saves the surprise later.
- Generator or battery: decide before hurricane season, not during it.
Practical guidance, not legal or tax advice. For the closing, the deed and Hacienda, your notary and your CPA.
