What Ojos en la Isla does not include
We’d rather tell you now than later:
A formal home inspection
An appraisal or valuation of the property
Repair cost estimates
A legal opinion on the title or liens
Going into a structure that looks unsafe
Cleaning, trimming, or physical labor
Evicting or confronting occupants
Notary or attorney work

Frequently Asked Questions
Do you go to any municipality?
Prices include travel within our normal service area. If your property needs extended travel or multi-day field work, we tell you about any extra charge before scheduling.
What if I don’t have keys or access to the inside?
We document the entire outside, the perimeter, and whatever can be seen from outside. Many clients start that way. If you get access later, we coordinate a second visit.
Is this an inspection?
No. It’s a visual condition report — photos and what we see with our own eyes. A formal inspection is done by a licensed inspector, and if you need one, we tell you and coordinate it for you.
How long does it take to get my report?
We give you the date when we confirm availability, based on your town and access to the property.
What if someone is living in the property?
We tell you and document it, but we don’t confront or evict anyone. That’s a legal situation and it needs an attorney. We’ll guide you on the next step.
How do I pay?
Once we confirm availability and scope, we send you one payment link. You pay before the visit.
Can I hire you if I live in the United States?
Yes. That’s what this service is for. Most of our clients live off the island.
What if I just want some guidance first?
Start with a virtual consultation from $25. If you then hire any LUMAVI service within 90 days, what you paid comes off the total.
